Sonoma County Real Estate Update: November 2023

November 1, 2023

Here are a few tips on the best time of year to purchase real estate in

Sonoma County:

Spring (March-May): Spring is often considered one of the best times to

buy. The weather is nice, more homes are on the market as sellers

want to list before summer, and there may be less competition from

buyers. A good selection of homes are available.

Late Summer/Early Fall (August-October): The summer buying season

dies down after school starts, so there may be less competition.

Sellers are motivated because they want to close before the holidays.

However, inventory starts declining in the fall.

• Winter (November-February): Fewer buyers look for homes in winter.

Sellers are also less inclined to list homes over the holidays. So there

is less competition for buyers, and more room to negotiate. However,

inventory is more limited.

• Year-round: Sonoma County's moderate climate means the market

doesn't vary hugely season-to-season. Home prices may peak in late

spring/early summer when competition is highest. But motivated

sellers and buyers can be found any time.

• Market conditions/interest rates can outweigh season. A hot seller's

market or low mortgage rates might outweigh seasonal factors.

Key factors to consider beyond season: your budget, needs, preferred

neighborhood, job commute, interest rates, and current real estate trends in

the local market. Work with a knowledgeable local real estate agent to

determine the best time to buy based on your situation. Being flexible and

ready to move when the right home comes up are most important.
